CHALLENGE

Investor clients engaged me to find a property with clear potential to be developed into separate living units.

APPROACH

I identified a corner-lot, single-family bungalow with favourable zoning, frontage, and access. This allowed for a straightforward conversion into two self-contained apartments, with additional potential for a third dwelling or garden suite accessed from the side street.

IMPACT

Two new income-producing units were delivered quickly, resulting in increased property value, stronger cash flow, and ongoing upside through the future development of a garden suite.
